Mechanical and HVAC engineering in Miami
HVAC design, ventilation coordination, equipment sizing, and mechanical construction documents for South Florida projects.
Request an Engineering ProposalMechanical design begins with how the space will be used
Air conditioning and ventilation need to suit the actual building use. Occupancy, layout, envelope conditions, equipment heat, outside-air requirements, and available system capacity affect the design. Genesis Fortune scopes mechanical engineering around those conditions and the proposed work.
We support mechanical design for renovations, commercial build-outs, equipment replacement, and building improvements. Whether a project involves an existing system or a new layout, the team first reviews the information needed to select and coordinate the mechanical approach.
HVAC design services and deliverables
Depending on the engagement, services can include heat-load calculations, equipment sizing, air-distribution layouts, ductwork coordination, ventilation and exhaust planning, equipment schedules, and mechanical details. Energy calculations can be included when needed within the agreed scope.
The drawing package should communicate the system intent to the reviewing authority and installing contractor. We coordinate equipment locations, service access, routing, and relevant electrical and plumbing connections with available architectural backgrounds and project information.
Existing-system review and replacement projects
Replacing an air-conditioning unit is not always a like-for-like design question. A change in use, equipment capacity, layout, controls, or routing can affect the work. Existing plans and equipment data help us identify what needs verification before a design is prepared.
For operating properties, the engineering scope may include a site visit or a review of existing conditions. Access, equipment records, and the owner’s priorities help determine the level of investigation. Field findings are addressed in the scope rather than replaced with assumptions about inaccessible systems.
Restaurant, commercial, and occupied-building coordination
Mechanical systems often interact with other project requirements. A restaurant may need exhaust and make-up-air coordination; an office build-out may change supply-air distribution and return paths; a property upgrade may require electrical capacity review for new equipment.
Genesis Fortune can coordinate mechanical design with the other MEP disciplines in the engagement. The proposal identifies which systems and calculations are included and what information is needed from the owner, architect, contractor, or equipment supplier.
Request a mechanical engineering proposal
Send the project address, existing and proposed floor plans, equipment information, description of the issue or proposed change, and target timing. If you do not have drawings, tell us what is available and whether access can be arranged.
We review the starting information, define necessary investigations and deliverables, and prepare a proposal. Permitting responses and construction coordination are included only as described in the engagement. We serve Miami-Dade, Broward, and Monroe County projects.

Common project questions
Can you design HVAC changes in an existing building?
Yes. The scope depends on the existing system, proposed work, available documentation, and whether field verification is needed.
Are heat-load calculations part of mechanical design?
They can be included when needed to establish equipment sizing or support the project’s requirements. The proposal identifies the calculations and documents included.
Do you coordinate HVAC with electrical and plumbing?
Yes, when those disciplines are included in the engagement. Equipment power, condensate, routing, and access are examples of items that can require coordination.
Tell us what your property needs.
Share the address, available drawings, proposed work, and target timing. Our engineering team will help define the scope.
